Each individual over the age of 18 must show a photo ID to tour an apartment.

What are your fees and monthly charges?
The following fees and monthly charges apply. Charges are subject to change without notice. Additional fees may apply.
Application & Holding Fees
The following fees are due in full at the time of application and are required in order to reserve an apartment. We will only accept payment by check for all application and holding fees.
Application Fee: $45 per applicant (This fee is waived for active military.)
Security Deposit: $200
Holding Fee: $200 (This fee is applied to the security deposit.)
Other One Time Fees
Other Fees needed to lease an apartment may include, but are not limited to: Administrative Fees, Amenity Fees, and Refundable and Non-refundable Pet Fees (see Pet information for more details).
Amenity Fee: $200
Monthly Recurring Charges
We will accept personal checks, cashiers checks, money orders, or electronic ACH payments via the self-service Resident Portal.
Rent: Variable, rent per lease agreement.
Water, Electric & Gas: Variable, monthly charges vary based on individual usage.

Are pets allowed at the property?
Yes.
Are there specific pet apartments? No
What pet types are allowed? Dogs and cats.
What is the maximum number of pets allowed per apartment? There is a maximum of 2 pets allowed per apartment.
What is the pet weight limit? There are no weight limits.
What is the non-refundable pet deposit? $300 for 1 pet, $500 for 2 pets.
What is the monthly pet rent? Each pet is $30 per month.

What lease terms are available?
We offer 3, 6, 9 and 12 month lease terms.

Do you offer short term leases?
Yes, 3 to 6 month leases must pay a $250 fee per month.

Do you offer furnished apartments?
Yes.

Do you offer corporate apartments?
Yes.

What are the income and credit qualifications?
Your monthly income must be equal to or greater than 2.75 times your monthly rent payment. A credit check will be completed through ResidentCheck.

What is acceptable “proof of income” to sign a lease?
You must submit either a copy of your last two paycheck stubs or a copy of your offer letter.

What happens if I qualify for an apartment, but my roommate does not?
Each person must complete an application and will jointly qualify for the apartment. Individual credit scores may influence the required security deposit, or whether application is approved or denied.

What happens if I break my lease?
Early termination requires 60 day written notice and you must pay an early termination fee equal to two months’ rent.

Can I change to a month-to-month lease plan after my first year?
Yes, however, there will be an additional fee of $250 added to each months' rent.

A friend would like to stay at my apartment for a month, is this allowed?
Yes, however, you must first receive written notice.

Can I install a satellite dish?
Yes, however, specific rules do apply.
|
Do you have any preferred employer discounts?
Yes, the application fee is waived and there is a 50% discount applied to the amenity fee.

What is the size and layout of your apartment building(s)?
Our property contains 8 - 4 story buildings total with 32 to 36 units in each building.

Does the property have a fitness center?
Yes.
What equipment is available in the fitness center? Our fitness center contains cardio equipment such as treadmills, steppers, stationary bikes, etc. along with free weights, yoga balls and a 4 station weight center.
When was your fitness center last upgraded/updated? 2005
What hours can I access the fitness center? The fitness center is open 24 hours a day, seven days a week.

Does the property have a swimming pool?
Yes.
Is your swimming pool heated? No.
How many lounge chairs do you have around the pool? Our pool area contains 25 lounge chairs.
How many guests may your residents invite to the pool? We allow 2 guests per resident.
When was the last time your pool was updated/renovated? 2005

What other amenities does the property offer that your competitors may not?
We offer our residents a gated community with a media room.

Does the property have reserved surface parking?
No.

Does the property offer on-site recycling?
Not at this time.

Does the property offer any special monthly events for residents?
Yes, we have many resident events such as holiday parties and pool parties. We also have a Facebook page to help keep our residents informed of any upcoming activities.

What unique features do your apartments offer?
Select units feature track lighting, a fireplace, a kitchen pantry, vaulted ceilings, a full size washer and dryer, and large balconies.

Are gas grills permitted at your property?
No.

Is there any additional storage space available at your property?
Yes, storage space is available to rent for $40 per month.

Are residents permitted to paint their apartment?
Yes, however, some rules do apply.

Where is your property located?
Our property is located off Rippon Landing Blvd., approximately 4 miles from the intersection of Route 1 and Rippon Landing Blvd.

When is my monthly rent payment due?
Monthly rent payment is due by the 1st of each month.
When is my monthly rate payment liable for a late charge? Monthly rent payments are liable for a late charge on the 4th of each month.
What is the late charge if I do not pay my rent on time? You would be charged 10% of your monhly rent in addtion to any special you might have received that month. For example: If you get $100 off your rent per month as per your lease, that special is taken away for the month you are late.

Am I required to have renters insurance?
Yes. Renter's insurance is required for every new apartment lease. Minimum coverage amount required is $25,000 in personal liability coverage. You may use our preferred renter's insurance company (visit our Resident Link page for more information), or you may secure coverage with any company you choose. Proof of insurance must be provided upon move-in, listing all residents 18 and over on the policy. Apartment home address and coverage dates must match address and dates on your lease.
