We do have a few rules however: They must first submit an application and undergo credit and criminal background screenings before they can be added to your lease.
Per the lease agreement, no one else may occupy the apartment for more than seven (7) consecutive days without prior written consent & no more than (2) occasions in any three month period.

Yes, the application fee is waived and there is a 50% discount applied to the amenity fee.

Our property contains 8 - 4 story buildings total with 32 to 36 units in each building.

What equipment is available in the fitness center? Our fitness center contains cardio equipment such as treadmills, steppers, stationary bikes, etc. along with free weights, yoga balls and a 4 station weight center.

Our property is located off Rippon Landing Blvd., approximately 4 miles from the intersection of Route 1 and Rippon Landing Blvd.

Monthly rent payment is due by the 1st of each month.
When is my monthly rate payment liable for a late charge? Monthly rent payments are liable for a late charge on the 4th of each month.
What is the late charge if I do not pay my rent on time? You would be charged 10% of your monhly rent in addtion to any special you might have received that month. For example: If you get $100 off your rent per month as per your lease, that special is taken away for the month you are late.

Yes! We want you to make your apartment your home. You're unique and your home should reflect your style! Some rules do apply.

Your maintenance request will be completed in 24-48 hours.

Renting

Am I required to have renters insurance?
Yes. Renters insurance is required for every new apartment lease. Minimum coverage amount required is $25,000 in personal liability coverage. You may use our preferred renters insurance company (visit our Resident Link page for more information), or you may secure coverage with any company you choose. Proof of insurance must be provided upon move-in, listing all residents 18 and over on the policy. Apartment home address and coverage dates must match address and dates on your lease.

The following fees and monthly charges apply. Charges are subject to change without notice. Additional fees may apply.
Application & Holding Fees
The following fees are due in full at the time of application and are required in order to reserve an apartment. We will only accept payment by check for all application and holding fees.
Application Fee: $50 per applicant (This fee is waived for active military.)
Security Deposit: $200
Holding Fee: $200 (This fee is applied to the security deposit.)
Other One Time Fees
Other Fees needed to lease an apartment may include, but are not limited to: Administrative Fees, Amenity Fees, and Refundable and Non-refundable Pet Fees (see Pet information for more details).
Amenity Fee: $300
Monthly Recurring Charges
We will accept personal checks, cashier's checks, money orders, or electronic ACH payments via the self-service Resident Portal.
Rent: Variable, rent per lease agreement.
Water, Electric & Gas: Variable, monthly charges vary based on individual usage.

Yes, we have the ability to offer a flexible range of lease terms to our residents, from 3-12 months. Whatever your needs, we can work with you to find the perfect lease term.

You must submit either a copy of your last two paycheck stubs or a copy of your most recent W-2 form.
> What happens if I qualify for an apartment, but my roommate does not?

Each person must complete an application and will jointly qualify for the apartment. Individual credit scores may influence the required security deposit, or whether application is approved or denied.
If a roommate fails to pass the criminal background check, however, they will not be permitted to live in the apartment.

Early termination requires 30 day written notice and you must pay an early termination fee equal to two months’ rent (without the special) and must occupy four months of your current lease.
